We built Candor for a simple reason. When a family sets out to find a home for someone they love, they deserve the full truth, offered freely, with warmth and without an agenda.

Choosing senior living is one of the most tender decisions a family ever makes. It usually arrives at a hard moment: a fall, a diagnosis, a slow realization that Mom cannot manage the stairs anymore. Families come to it frightened, hopeful, and short on time. What they need is a friend who knows the landscape and wants nothing from them but their peace of mind. That is what Candor is here to be.

What families are up against

The senior living industry is full of caring people doing hard, honorable work. But the path a family walks to find them is cluttered with cost and confusion, and much of that clutter is invisible until it is too late.

Consider how most families find a community today. They call a toll-free number or fill out a form on a website that promises free help. The service feels like a friend. What families are rarely told, clearly, is how that friend gets paid. When a family moves in, the community pays the referral service a fee, and that fee is large. Referral companies have historically asked communities for roughly 90 to 120 percent of a resident’s first month of rent and care. For memory care, a single placement fee can reach $7,000 dollars or more. In Georgia, disclosed fees run from 75 percent to more than 115 percent of a month’s rent depending on care level.

That money does not appear from nowhere. It is a cost of doing business for the community, and costs of doing business find their way into rent. So a family paying for care is often, without knowing it, also paying for the introduction that brought them there.

The introduction is not always neutral, either. A recent investigation found that the largest referral agency regularly listed communities that state regulators had cited for serious care violations, including facilities it had promoted as award winning. Families deserve to know when the "recommendation" they are following is shaped by who pays the referral fee rather than by what is best for their parent.

There is more. Referral agencies spend millions of dollars to outrank the communities themselves in search results, and some go further and sit on a community’s own branding. A family that types a community’s name, believing they are reaching the community directly, is quietly routed through a toll booth the community has to pay for. The community gains nothing from that detour. The family gains nothing. The only thing that grows is the total cost of senior housing, with no true value added for anyone.

The steering runs deeper than most families realize. Some communities tell referral companies exactly which unit types they are trying to fill, and those are the only units the referral company earns a fee on. So families are nudged, invisibly, toward the handful of communities and rooms that pay, not the ones that fit. This is wrong. It is destructive. We all deserve better, and Candor changes that.

Lawmakers have noticed. Washington, Colorado, Arizona, Maryland, and Georgia have all passed laws requiring referral agencies to disclose their financial ties, and more states are moving. The direction is clear: families want the truth in the open, and the only real opposition comes from those who profit from keeping it hidden.

This is not the fault of senior living communities

Senior living operators are absorbing extraordinary pressure. Labor is roughly 55 to 60 percent of what it costs to run a community, and wages for assisted living staff rose about 7.4 percent in a single recent year. At the same time, residents are arriving with higher acuity and greater clinical needs, which means more care, more training, and more staff per resident. Construction and building costs have climbed too. Operators are working to hold the line on price while delivering the care, the activities, and the human connection that every resident deserves.

Against that backdrop, the national median cost of assisted living reached about 6,200 dollars a month in 2025, near 74,400 dollars a year, after a 10 percent jump the year before. Operators are not getting rich on that number. They are stretching it to cover people who show up every day to help someone bathe, remember, laugh, and feel at home.

So when a referral fee adds thousands of dollars of cost per move-in, it does not just burden families. It squeezes the very operators who are already doing more with less. That is the friction Candor wants to remove, standing shoulder to shoulder with communities rather than financially aligned against them.
